Formal documentation where a landlord’s or lender’s consent is required, or where the parties agree to change the terms of an existing commercial property lease.

Services and pricing

  • Licence to Alter — £450
    Documents consent to alterations and any conditions that must be satisfied.
  • Licence to Change Use — £450
    Documents the landlord’s consent to a change in the use of commercial property.
  • Licence to Charge — £450
    Documents the landlord’s consent to the tenant charging its leasehold interest.
  • Side Letter — £350
    Records concessions or other personal arrangements agreed outside the lease.
  • Deed of Variation — From £650
    Formally records agreed changes to a lease. Registration of a variation to a registered lease costs an additional £250 plus the applicable Land Registry fee.
  • Lender’s Consent — From £350
    Consent to a lease, its registration or proposed lease changes. The lender may also charge separately for considering or providing consent.
